What the site does
You provide a price and rent. The results include the cap rate, DSCR, cash-on-cash return, cash flow and NOI. A drawing shows how the rent is divided.
Use a ZIP code to check your state's average insurance rate, county tax rate and HUD fair market rent. You select each value before the fields are filled in.
Where the numbers come from
HUD fair market rents supply the rent figures. Tax rates come from the Census American Community Survey. Insurance averages come from the NAIC.
Every result includes its formula, which lets you check the math yourself.
