Editorial policy
On cap-rate.com, every figure we publish comes either from a named public source or from formulas in the analyzer.
The way a page is written
- Each page answers its question first, then shows the formula and a worked example.
- Every figure links back to where it came from. Among the sources you'll find HUD, the Census Bureau, the NAIC or the IRS.
- The code behind the calculator runs the worked examples too, so what the page shows matches what the tool gives you.
Keeping the data current
Scripts rebuild tables from source files, and no one types them by hand. Every fiscal year, HUD publishes new fair market rents. New figures come out of the Census and the NAIC each year.
Money and independence
Referral fees never decide a page's content, which tool shows up on it, or where in the list that tool appears. The affiliate disclosure lists every link that may pay.
Corrections
Whenever a source changes or an error is found, corrected data is used to rebuild that page along with its table.
