Estimates instead of advice
The calculators display formula results based on your entries and available public data. They aren't advice about lending, legal matters, taxes or finances.
Make sure you check rent, tax, insurance and loan terms with the people who set them before making an offer.
Data
On each page, you'll find the public sources behind rent, tax and insurance numbers. For one property, those numbers may be out of date, or they may be wrong.
Other websites we link to
Each link takes you to a tool or lender's site, and each of those has its own terms. Some of them may pay us a fee, as explained in the affiliate disclosure.
A calculator you can embed
At no cost, you may put the embeddable calculator on a site you own, provided its link to cap-rate.com remains.
We don't offer a warranty
The site is offered as it is. We can't be held responsible for decisions that come from its results.
